Qualify the lead properly. Are they a buyer, seller, landlord, or tenant? What's their timeline? Are they in a chain? Can they proceed? The answers to these questions determine whether the lead is worth pursuing at all.

Book next steps directly. A qualified lead that wants a viewing should be able to book it immediately. Not "request" it. Book it. Into the diary. With a confirmation email.

I've seen research suggesting that responding within five minutes makes you 21x more likely to qualify a lead than responding after thirty minutes. The exact number varies by study, but the direction is always the same: faster is dramatically better.

When you respond instantly at 9pm, you're not just capturing a lead. You're demonstrating the kind of service they can expect as a client. You're differentiating yourself from every agency that makes them wait until morning.
